Outside the Municipal Line

A Private Well Is Infrastructure You Own, Not a Utility You Call

Places like Tooele Valley, the rural edges of Utah County, and unincorporated Salt Lake County run on private wells for the same reason: municipal water lines stop somewhere, and past that line a household is responsible for its own water system end to end. That is not a disadvantage exactly, but it is a different relationship to water than a city hookup — when something goes wrong out here, there is no utility crew coming, only whoever you call.

Utah's water table and drought conditions vary by aquifer, by year and by location in ways that are genuinely local — a well that has run fine for years can behave differently after a dry stretch, and a neighbor's well on a different aquifer may tell you nothing about yours. We are not going to hand you a number for how deep is too deep or how much of a drop is normal, because that depends on the specific well and the specific ground it sits in. What we can do is get a contractor out to look at your actual well rather than guess from a general rule that may not apply here.

Why We Check the Surface First

Pulling a Submersible Pump Is the Last Step, Not the First

A submersible pump sits down inside the well casing, sometimes a considerable distance down, and getting it out means pulling pipe and wire out of the ground before anyone can even look at it. That is real labor, and it is the most expensive thing that happens on a well service call. It is also frequently unnecessary, because a large share of what looks like a dead pump is actually a failed pressure switch or a waterlogged pressure tank doing exactly what a failed switch or a waterlogged tank does.

A pump that short-cycles — kicking on and off every few seconds or minutes — is almost never the pump itself; it is usually a tank that has lost its air charge and can no longer hold a cushion of pressure between cycles. A pump that runs constantly and never satisfies is a different fault entirely, closer to a supply or pump-performance problem. The pressure switch sits in between, is cheap, and fails often enough that it gets blamed on the pump more than it should. Checking pressure, the tank charge and the switch from the surface sorts most of this out before anyone touches the well itself, which is exactly why that order is not negotiable.

Do you drill new wells?

No — well drilling is a specialized, licensed operation and is not something we perform or coordinate directly. If your situation calls for a new well, we can point you toward that kind of referral, but our network is built around pump repair, pressure systems, testing and wellhead service on wells that already exist.

My pump runs constantly and never shuts off — is that the pump or something else?

A pump that runs constantly and never satisfies is a different fault from one that short-cycles on and off every few seconds, and it usually points more directly at the pump or the well's supply rather than the pressure tank. That said, a full diagnosis still starts at the surface — checking pressure, the switch and the tank — before anyone concludes the pump itself needs replacing.

Can you also fix the water softener or filter in my house?

Not directly — water softeners and filtration systems are handled by dedicated treatment specialists, and we can point you toward that resource. Where well water testing turns up something treatment would actually address, we will tell you that plainly rather than trying to sell you equipment we do not install.

I also have a septic system — do you handle that too?

No, septic systems are a separate specialty with their own licensing and their own referral network. If a well issue and a septic issue happen to be related — a well sitting too close to a drain field, for instance — we will flag that, but the septic work itself gets referred elsewhere.

How do I know if my problem is the well or my home's plumbing?

Sediment or air spitting and sputtering at the fixtures generally points at the well side rather than anything inside the house's own pipes, and so does a pressure change affecting every fixture at once. If the symptom is isolated to one fixture or one line inside the house, that is more often a plumbing question, and we will say so and point you to a plumber rather than dispatch the wrong contractor.
